Le boom tant attendu.<br \/>\n<em><br \/>\n<\/em><\/span>2787 ! <\/b>C\u2019est le nombre d\u2019espaces de coworking identi\u001dfi\u00e9s en France en 2021. Ce chiffre a encore augment\u00e9 de <strong>60%<\/strong> depuis 2019. Cette croissance est surtout port\u00e9e par des acteurs et des offres de plus en plus structur\u00e9es sur le march\u00e9.<\/p>\n<p>Avec <strong>une croissance de plus de 54% de la surf\u001dace totale port\u00e9e par les 4 plus gros acteurs<\/strong>, la tendance est bien \u00e0 la \u00ab concentration du march\u00e9 \u00bb et en particulier aux strat\u00e9gies de d\u00e9veloppement ambitieuses d\u2019acteurs comme <strong>Wework<\/strong> mais aussi par la multiplication de (tr\u00e8s) grands espaces \u00e0 l\u2019image du nouveau site de <strong>WOJO<\/strong> ouvert en septembre \u00e0 Tolbiac (dans le 13\u00e8me arr de Paris) de 7 475m\u00b2.<\/p>\n<p>Alors que le march\u00e9 a connu un net ralentissement lors de la crise sanitaire, le record de prise \u00e0 bail par des op\u00e9rateurs de coworking en 2019 (6 acteurs ont pris \u00e0 bail 182 000m\u00b2 en IDF en 2019) a permis de supporter la croissance du nombre d\u2019espaces et du nombre de m\u00b2 sur les ann\u00e9es 2020 et 2021. Ainsi, l\u2019ann\u00e9e 2021 n\u2019a pas \u00e9t\u00e9 en reste du point de vue des ouvertures de sites.<\/p>\n<p><span style=\"font-weight: 400;\"><br \/>\n<\/span>Nous constatons \u00e9galement \u00e0 Paris l&rsquo;ouve\u001eure de sites de plus en plus grands, proposant des services de plus en plus premium \u00e0 l&rsquo;image du <strong>Wework<\/strong> boulevard Haussmann (13 400 m\u00b2), du prestigieux <strong>Kwerk<\/strong> Madeleine (5 500 m\u00b2) ou de l\u2019iconique <strong>Morning<\/strong> Concorde au c\u0153ur de l\u2019H\u00f4tel de la Marine (6 000m\u00b2).<\/p>\n<p><b><span style=\"color: #f55600;\">2. Du coworking oui, mais des bureaux ferm\u00e9s avant tout<em><br \/>\n<\/em><\/span><br \/>\n<\/b>Le poste nomade en open space partag\u00e9 entre freelance, ind\u00e9pendants et start-up n\u2019est clairement plus la norme du coworking. Au sein des espaces, la s\u00e9dentarisation continue son chemin : <strong>88% des postes sont \u00e0 louer dans des bureaux privatifs ferm\u00e9s et 12% des postes seulement sont ouverts \u00e0 tous en open space<\/strong>. Le mod\u00e8le \u00e9conomique repose sur la location de bureaux ferm\u00e9s privatifs au mois.<\/p>\n<p>Ces bureaux sont d\u2019ailleurs de plus en plus grands. Alors que dans les grandes villes hors capitale, <strong>70% des offres sont des bureaux privatifs de moins de 5 postes<\/strong>, \u00e0 Paris, leur taille varie majoritairement entre 2 et 40 postes. Nous notons \u00e9galement une augmentation des offres de 40 \u00e0 70 postes; certains grands groupes et scale-up n\u2019h\u00e9sitant d\u00e9sormais plus \u00e0 se positionner sur des plateaux entiers de bureaux priv\u00e9s en coworking, de plus de 90 postes.<\/p>\n<p><b><span style=\"color: #f55600;\">3. \u00c0 l\u2019assaut des r\u00e9gions !<em><br \/>\n<\/em><\/span><br \/>\n<\/b>Alors qu\u2019\u00e0 Paris, la concentration fait son chemin sur des espaces plus grands et plus premium, le march\u00e9 dans les grandes villes de France continue son d\u00e9veloppement avec succ\u00e8s. En m\u00b2, <strong>l&rsquo;\u00cele-de-France regroupe 34% des espaces de coworking<\/strong> (vs 35% en 2019) et <strong>Paris,<\/strong> avec ses gros espaces en taille, <strong>ne repr\u00e9sente plus que 18%<\/strong> (vs 23% en 2019) du nombre total d\u2019espaces coworking en France. Nous constatons \u00e9galement une forte croissance du nombre d\u2019espaces de coworking dans les r\u00e9gions \u00e9largies de Lyon, Marseille et Bordeaux.<\/p>\n<p>Certains acteurs ont d\u2019ailleurs fait du d\u00e9veloppement en r\u00e9gion leur sp\u00e9cialit\u00e9 \u00e0 l\u2019image du groupe <strong>IWG<\/strong> (349 sites dont 284 en r\u00e9gion), <strong>Startway<\/strong> (11 sites en r\u00e9gion) et de nombreux nouveaux entrants comme <strong>Hiptown<\/strong> (5 espaces \u00e0 Marseille, Lyon, Bordeaux, Lille), <strong>Babel<\/strong> (qui pr\u00e9voit de s\u2019installer \u00e0 Grenoble, Lille et Bordeaux apr\u00e8s Marseille et Montpellier), ou encore <strong>Flex-O<\/strong> (3 sites \u00e0 Lyon, Nantes, Lille ouverts en 2021 et qui pr\u00e9voit d\u2019ouvrir 50 sites hors IDF \u00e0 horizon 5 ans).<\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Le cas \u00e0 la loupe : WOJO<br \/>\n<\/strong><\/h3>\n<p><i><\/i><i><\/i><span style=\"font-weight: 400;\"><br \/>\n<\/span><b><span style=\"color: #f55600;\">1. Think Global, Act Local<br \/>\n<\/span><\/b><i><br \/>\n<\/i>\u00c0 plusieurs \u00e9gards, le cas de WOJO est embl\u00e9matique des \u00e9volutions r\u00e9centes observ\u00e9es sur le march\u00e9 du coworking en France. <strong>Acteur r\u00e9f\u00e9rent avec 14 sites en France d\u2019une su\u001drface moyenne de 5 300m\u00b2<\/strong> (hors WOJO Corners et Wojo Spots), WOJO m\u00e8ne une strat\u00e9gie \u00ab multi-sites \u00bb ambitieuse qui s&rsquo;enrichit de nouveaux concepts : les WOJO Corners, ces spots locaux op\u00e9r\u00e9s au coeur du parc h\u00f4telier Accor qui permettent d\u00e9j\u00e0 \u00e0 WOJO de couvrir plus de 100 villes en France.<\/p>\n<p>Flexibilit\u00e9, mouvement, tiers-lieux en r\u00e9gion sont les cl\u00e9s de WOJO pour s\u2019adapter au march\u00e9 post Covid. Un pari en passe de se concr\u00e9tiser d\u00e8s 2021, avec la premi\u00e8re implantation d\u2019un <strong>WOJO Corner<\/strong> en gare d\u2019Annemasse, premi\u00e8re d\u2019une longue s\u00e9rie avec le d\u00e9ploiement d\u2019espaces accol\u00e9s aux Relay (Gares &amp; Connexion) qui devront offrir un niveau de prestation identique aux coworkings classiques<\/p>\n<p><b><span style=\"color: #f55600;\">2. Le bureau, \u00e0 la carte<br \/>\n<\/span><i><br \/>\n<\/i><\/b>La Covid a acc\u00e9l\u00e9r\u00e9 la transformation de l\u2019usage du bureau. <strong>Travailler de partout, n\u2019importe quand est d\u00e9sormais une norme.<\/strong> Plus que le retour au bureau, le v\u00e9ritable enjeu des entreprises s\u2019appelle la flexibilit\u00e9 et r\u00e9side surtout dans la flexibilit\u00e9 g\u00e9ographique. Et \u00e7a, WOJO l\u2019a bien compris, <strong>en proposant aux entreprises d\u2019utiliser le maillage de ses 400 espaces<\/strong> pour proposer aux collaborateurs de trouver un tiers-lieu adapt\u00e9, pr\u00e8s de chez eux ou en d\u00e9placement pour travailler<\/p>\n<p>Une \u001cflexibilit\u00e9 qui r\u00e9side aussi dans le mod\u00e8le d\u2019utilisation des espaces : la consommation \u00e0 la journ\u00e9e des espaces de coworking est en forte demande et les acteurs du march\u00e9 s\u2019adaptent. Notamment WOJO et son forfait \u00e0 la carte \u00e0 20\u20ac HT\/jour selon la localisation de l\u2019espace en France. Permettre un usage du maillage WOJO pour les collaborateurs d\u2019une entreprise : c\u2019est certainement le nouveau d\u00e9\u001dfi des grands groupes mais aussi des PME, TPE et Start-up pour construire des solutions de bureaux adapt\u00e9es \u00e0 chaque \u00e9quipe et chaque collaborateur en mouvement.<\/p>\n<p><b><span style=\"color: #f55600;\">3.
